We review your goals, address, and timeline, share feasibility signals and an early budget band, and outline next steps into design.

What should I prepare for the first call?

Your address, rough budget range, desired size or room list, and any inspiration. Investors can bring target returns or exit plans.

Do you work outside the GTA?

We serve the Greater Toronto Area and nearby communities. Ask about your specific location.

What types of projects do you take on?

Custom new builds are the focus. We also take select large additions and whole-home transformations. We partner with residential investors on build-to-sell and build-to-rent.

Can you demolish and rebuild on my current lot?

Yes. We handle demolition, permits, and a full rebuild if zoning or by-laws allow.

Do you offer design-only or build-only?

We are a design-build builder, one single accountable team from concept to completion. If you already have drawings, we can also do build-only after a plan and constructability review, and we can collaborate with your architect.

What is your process?

Three phases with six defined steps. Plan Together: Discovery Call, Feasibility and Budget Fit. Design and Approvals: Design and Selections, Permits and Price Lock. Build and Deliver: Build with Milestones, Handover and Warranty.

How long does a custom home take?

Design and approvals vary by city. Build time depends on size and complexity. We provide a milestone schedule with weekly updates once scope is set.

How do you keep the schedule on track?

Front-loaded decisions, locked selections, committed trade calendars, and milestone gates with weekly reporting.

How do you price a project?

Fixed scope with transparent allowances and written change rules. After design and approvals, we issue a final price based on the approved scope and selections.

What can change the budget?

Owner-directed changes, unforeseen site conditions, or authority-required revisions. All changes are priced and approved in writing before work proceeds.

How are payments structured?

Progress draws tied to milestones, aligned with lender requirements.

How do you manage cost without compromising quality?

We suggest alternates that protect design intent, durability, and market appeal while meeting or exceeding code. If a change affects structure or key systems, we coordinate the right engineer approvals.

How do we pick finishes?

Bring inspiration photos or links, and we will guide finishes to match your style, budget, and timeline. We reference the Design Center during selections, then lock finishes before final pricing.

Do you provide investor finish packages?

Yes: Warm Minimal, Luxe Modern, and Contemporary Clean. We can adjust the package to match your target buyer or tenant and budget.

Can we change selections after construction starts?

Sometimes. Changes can impact cost and schedule and require written approval.

Who handles permits and inspections?

We manage submissions, revisions, inspections, and closeout documentation.

Can you help with variances or Committee of Adjustment?

Yes. We prepare drawings, coordinate consultants, and attend hearings. Timelines depend on the municipality.

How do you ensure build quality?

Stage-gate inspections, documented checklists, and supervision by a dedicated project manager. We build to code or higher based on the design.

How clean and safe is the site?

Clean-site standards, safety protocols, and secured storage. Scheduled client visits with safety gear.

Who is my day-to-day contact?

You have a single point of contact. You get weekly progress updates plus a monthly summary report on schedule, budget, and next steps.

Do you build energy-efficient homes?

Yes. Options include upgraded insulation, high-performance windows, efficient HVAC, air sealing, and smart controls.

Can you integrate smart home systems?

Yes. We plan wiring, networking, and device locations early to avoid retrofit costs.

What warranty is included?

New builds are enrolled with Tarion so you get up to 7 years of coverage. You also receive DreamNest workmanship support per your agreement.
